MyColoc supports landlords of existing shared flats who wish to secure their income and ensure their property retains its value

MyColoc offers to share its 13 years of experience in the shared accommodation market in Luxembourg with other property owners.

Shared accommodation is a different arrangement from a traditional tenancy. Unlike a tenant who rents a flat and takes care of its upkeep (blocked sinks, regular maintenance, changing light bulbs, etc.), a flatmate will expect the property manager to handle all minor maintenance tasks and will contact them whenever they deem it necessary. Maintaining a shared home requires regular cleaning and upkeep to ensure the property is kept in good condition and to keep the tenants happy.

In Luxembourg, there are many negative reports circulating about poorly maintained shared flats and unanswered enquiries, as maintaining properties requires a constant and genuine effort to ensure respect for both tenants and the properties themselves.

At MyColoc, we pride ourselves on offering premium-quality properties that are tastefully decorated and impeccably maintained, and on responding within hours of receiving an enquiry. This level of quality helps us attract and retain reliable tenants who appreciate the effort we put into maintaining their living space.

We don’t just ‘fill’ rooms in shared accommodation; we take care to select people who will get on well with the whole community, so that a sense of harmony develops and everyone treats the property and one another with respect.

We have been managing our own shared houses since 2013, and since 2024 we have been putting this experience to work for landlords who wish to restore harmony within their shared accommodation or manage their property under the best possible conditions.

Our ‘Optimised Flat-Share’ package is available as a subscription and covers the full range of services:

Acquisition of flatmates:

  • Enhancing the property to make it welcoming and comfortable (with suggestions for improvements to optimise the space and achieve a premium standard)
  • Professional photography
  • Communication via the mycoloc.lu website and other platforms, with messages answered 24/7
  • Selection of reliable flatmates who respect the property, organisation of viewings and move-in formalities (tenancy agreement, move-in and move-out inventories, registration with the local authorities)

Property management with:

  • Regular maintenance (minor repairs) and weekly cleaning
  • We stay in constant contact with the flatmates so we can be alerted as soon as assistance is needed, using a shared WhatsApp group for each house.

MyColoc looks after properties as if they were its own. Our rigorous selection process and proactive management are designed to significantly reduce the risk of rental vacancies and unpaid rent, and to preserve the long-term value of your property.
