Package 03 · Tenant selection and management
Once the property has been refurbished, or if your home is already ready to let, MyColoc takes care of selecting tenants and day-to-day management. You receive your rent and are spared any stress.
Would you like to
Earn rental income without having to lift a finger and without the risk of unpaid rent or damage to the property.
MyColoc doesn’t just ‘fill’ rooms.
She ensures that the shared accommodation forms a cohesive whole, with tenants who share similar backgrounds and who, together, will create a community of housemates who are delighted to be starting their lives in Luxembourg. Tenants who feel respected, in turn, respect their home: this reduces the risk of damage to the property and unpaid rent.
What’s included in this pack
Marketing and sales
Photos taken by a professional photographer. Publication of the advert on the platforms used by MyColoc. Management of enquiries and replies.
Tenant selection
Identifying potential flatmates who could form a community, arranging viewings and presenting their profiles. When sharing a flat, compatibility between flatmates is essential: the decision is not based solely on the application, but also on the desire to be part of a community.
Administrative support
Drawing up the tenancy agreement. Arranging the move-in and move-out inspections. Checking registrations and deregistrations with the municipality.
Property management
Upkeep and maintenance (weekly cleaning, minor repairs, arranging for tradespeople where necessary). MyColoc only contacts the landlord as a last resort. Acting as the first point of contact for flatmates on a day-to-day basis, finding new tenants when someone moves out, and collecting and distributing rent.
Two possible models: guaranteed rent or a commission on the rent.

Three levels of regulation, which complement one another
The framework in Luxembourg
Every project is different and requires an approach that takes the following into account:
The potential of existing buildingsRegulatory complianceThe owner’s project
I
Tenancy law
It sets out the relationship between landlords and tenants. It introduces the concept of ‘shared tenancy’, which allows a property to be let to several people who are not members of the same family, subject to certain conditions.
Act of 23 July 2024
II
Health and safety
Health and safety standards specific to the letting of furnished rooms.
Grand-Ducal Regulation of 20 December 2019
III
Local urban planning
The General Development Plan (PAG) sets out what the local authority permits within the property’s zone; the Specific Development Plan (PAP) and the building regulations set out the requirements for alterations.
PAG · PAP · Building Regulations
The regulations and taxes differ depending on whether you are converting offices into furnished rooms or a house into a shared house. In either case, you must apply to the municipality for authorisation to register the tenants. MyColoc helps you choose the most advantageous options.
