A new project in Leudelange: 300 m² of office space converted into shared accommodation

MyColoc specialises in converting single-family homes into shared accommodation, optimising the space to offer both the privacy of a bedroom where you can unwind and the sociability of communal areas that encourage a sense of community.

But the challenge is all the more intriguing when it comes to creating new living spaces to enjoy and share from a 300 m² open-plan floor plan, which was never designed to accommodate bedrooms and bathrooms. It’s like starting with a blank page; almost anything is possible.

How can we make the best use of this space, whilst taking into account a range of requirements:

  • First of all, the building itself: the windows help to structure the space (one or even two windows per room), as do the load-bearing walls, service ducts and pillars – essential elements that one simply has to work around.
  • the existing pipework (water supply and drainage), which will determine the location of future water points, which should ideally be concentrated in one area to keep costs down
  • the owner’s wishes, who believes in offering ‘premium’ rooms, each with its own bathroom. We are moving away from a flat-sharing concept towards a high-end co-living concept.
  • the local authority’s regulations, in particular the building regulations, the PAP and the PAG, which set out the requirements regarding parking spaces, ceiling heights, window widths, the location of rubbish bins, the size of toilets, etc.
  • the regulations on furnished accommodation (Act of 20 December 2019), which set out standards for the habitability and hygiene of rooms and communal areas, as well as fire safety requirements.

In the end, after several draft plans, discussions and compromises, the project will soon be realised.

The former offices will be converted into a kitchen, a laundry room with several washing machines, a separate 38 m² studio, six bedrooms each with their own bathroom, a living room, and storage spaces for cleaning equipment and household linen. The spaces have been designed for young people commuting to work in the Cloche d’Or area or the nearby Am Bann area, or for students at Esch-Belval, which is also easily accessible by bus.

The new shared accommodation is expected to be ready by September 2026.
