Is your home suitable for shared living?

The law of December 20, 2019, establishes standards for sanitation, hygiene, safety, and habitability for housing units and rooms that are rented out or made available for residential purposes.
The requirements vary depending on the floor area, the number of levels in the building, and the number of tenants. The municipality’s General Development Plan will also be a determining factor.
MyColoc assists landlords in bringing their properties into compliance and in preparing the application for the municipality.

Please note: this list does not guarantee compliance. Other criteria may apply depending on your circumstances and the local authority. Please refer to the relevant legislation.

Bedrooms

  • Each bedroom must have a floor area of at least 9 m² per occupant

  • The ceiling height must be at least 2.20 m (or 2 m over two-thirds of the floor area in the case of an attic room). These criteria may vary from one local authority to another.

  • Each bedroom must have a window measuring at least 0.85 x 1.1 m (and 8-10% of the room’s floor area)

  • Walls, partitions, floors and ceilings must be constructed from low-combustible or non-combustible materials

The kitchen and living room

  • The kitchen measures at least 8 m² for 2 to 4 occupants, or 13 m² plus an additional 1.5 m² per occupant if there are 5 or more occupants

  • If the kitchen does not meet the required size, there is a living room measuring at least 10 m² for 5 occupants, plus an additional 1.5 m² per extra occupant

  • The kitchen has 4 hobs, plus 4 additional hobs for every 10 occupants.

The bathroom and toilets

  • The bathroom, with a washbasin, shower or bath, is shared by a maximum of 6 occupants

  • The toilets, with washbasins, are shared by a maximum of 6 occupants

 

The house

  • The heating and electrical systems comply with regulations throughout the house

  • The entire house is protected against fire risk (installation of detectors and fire extinguishers by an approved contractor, signs indicating the exit)

  • The house is less than 300 m² and has no more than 3 levels or 8 bedrooms

  • If the property is larger than 300 m², has more than three levels or more than eight bedrooms: compartmentalisation of the stairwell and installation of fire doors.
