How to organise a view ?
If a room is available, we will publish an announcement in the Bedrooms section. You can contact us to ask your questions and request a visit, we will respond to you as soon as possible.
How to be registered ?
You can be registered to the commune.
For registration with the commune, it will be necessary to present :

The monthly rent depends on the size of the rooms. It goes from 1000 to 1200 euros with the charges (prices April 2026).
The charges include everything: electricity, heating, internet connection, cleaning of the common areas, insurance, communal taxes.... They also include the supply of consumables such as dishwashing liquid, hand soap, toilet paper, dishwasher tablets... The cleaning lady is in charge each week of completing the tanks.
What's the roommate profile?
We make sure that there is a certain mix of ages and professions in the roommate. Roommates are between 22 and 32 years old. They are mostly young employees or students. We ensure that there is a balance between boys and girls.

What type of contract does MyColoc offer?
MyColoc offers 2 solutions:

"Peace of mind" model : MyColoc rents out your entire home. As a tenant, our company pays a guaranteed rent, pays the charges and assumes the rental risk. She selects tenants to occupy the house and ensures that the house is maintained (cleaning lady, odd jobs,...).

"Maximised income" model: MyColoc receives a percentage of the rents received, which covers rental management (selection of profiles, management of tenant requests, interventions), charges are paid by the owner and the rental risk is shared (but remains limited, see below).

What happens in the event of unpaid rent or rental vacancies?
The deposit is one month's rent. It must be paid in order to block the room at the beginning of the rental period. It is returned at the end of the stay, as soon as the inventory of fixtures is carried out.
How long is it possible to stay?

"Peace of mind" model: MyColoc pays you the rent at the beginning of the month, whether the rooms are rented or not.

"Maximized revenue" model: the risk of non-payment or unrented rooms is limited, because MyColoc, which has been renting rooms since 2013, has the experience to identify serious profiles and re-rent quickly after a tenant has left. At the slightest delay in payment, the tenant is contacted and a solution is found. In so many years, MyColoc has never had to deal with unpaid bills and has never had an empty room for more than a few days.
We prefer stays longer than 6 months, which allows us to maintain a certain stability in the house and favours the good integration of the roommates.
What documents must be provided in order to draw up the lease contract?
In case of an agreement on the rental, the roommate will have to provide a copy of his identity document and a copy of his employment contract. That's all !
What is the type of profile of the tenants of MyColoc's houses?
​MyColoc was born in 2013 from the observation that there was not enough housing accessible to young people who came to Luxembourg to start their professional life (often with an internship, or even a fixed-term contract).
Today, in 2026, the observation has only become stronger. When it comes to looking for accommodation, real estate agencies favor profiles with a permanent contract and a confirmed trial period, with 2 salaries if possible.
At MyColoc, we give young people a chance, and history has proven us right, because we have never suffered from unpaid bills. We therefore select young people (between 20 and 30 years old), students or young employees, expatriates. We don't just fill rooms, we create harmonious flatshares.
I have a pet... is it possible to bring him into the room?
Sorry, pets are not allowed in the house.
How do I know if my house is suitable for shared accommodation?
Is it possible to receive guests?
The houses have large living rooms where parties can be organised and people from outside the house can be invited. For roommates who would like to host friends or family, this is possible provided that they have informed the owners and other roommates. The guest may sleep in the roommate's room or on one of the convertible sofas in the living rooms. The stay should not exceed a maximum of one week.
I have a car, where can I park?
Indeed, the municipalities and the government ensure that the rented properties comply with certain conditions for the comfort of the tenants: surface area of the rooms, ceiling height, size of windows, number of kitchens and bathrooms, parking spaces,...
At MyColoc, we assess the compliance of your project according to the regulations specific to the municipality (PAG, building regulations) and the Grand-Ducal regulations on furnished rooms. We support owners and investors in setting up the project with the municipalities (plans, building permit application, interactions with the authorities).
At MyColoc, all properties are compliant and tenants can have an official address, which is mandatory to be able to benefit from social coverage.

Some houses have their own parking spaces; for others, you need to apply to the local council for a parking permit in order to park on the street.
How are the rooms furnished and equipped?
Do I need to do any work to rent out my house in a shared flat?
The rooms all have a surface area of between 14 and 40 m2. They are completely furnished: double bed with hotel quality mattress, bedside table, large dressing room with sliding doors, desk and confortable desk chair, chests of drawers, some of them with sofa. They are delivered with a duvet, 4 pillows, 2 sets of duvet covers and sheets. Cable or wi-fi internet connection. In some houses, each room has its own flat screen TV and Blue ray DVD player.
Not necessarily. It depends on the configuration of the house. It may be necessary to create an additional bathroom, to optimize the spaces to increase profitability or to make the property compliant. This can be quite simple without requiring major work.

My house has sentimental value. How can we be sure that it will be respected?
How to be sure you are not scammers ?
You can call and email us, and we can organise a visit in the real life! Never send money before seeing the room. If it's not possible for you to visit in person, we can organise a WhatsApp call.
We manage each home as if it were our own:

The premises are maintained every week by a cleaning lady, who also reports any malfunctions to us.

The exteriors are maintained by a gardening company

We have a constant relationship with the tenants who warn us of the slightest problem (clogged sink, defective appliances,...)

We ensure a regular presence when the garbage containers are taken out
As an owner, and after notifying us so that we are present and the tenants warned, you can visit the house once a year.
What happens if I want my house back?
You always keep control of your property. You can get the house back by giving 6 months' notice, as indicated in the signed professional lease contract. No deadline extended by a tenant who refuses to leave, no legal action.
What do I need to manage as an owner?
Almost nothing.
In particular, you will be asked to insure the property as a non-occupant owner, to be available if the municipality requests a signature or the presence of the owner, or in the event of a major problem with the house (damage such as water damage, damage to the building,...). We are the first point of contact for the authorities and tenants, but some situations require the intervention of the landlord.
