A new project in Leudelange: 300 m² of office space converted into shared housing

MyColoc has specialized in transforming single-family houses into shared living spaces, optimizing layouts to offer both the privacy of a bedroom to recharge and the conviviality of shared areas that encourage community living.

But the challenge becomes even more interesting when it comes to creating new living and shared spaces from a 300 m² open-plan office floor — a space that was never designed to accommodate bedrooms and bathrooms. It’s like starting from a blank page: almost everything is possible.


How can this space be used in the best possible way, while taking multiple constraints into account?

  • The building itself: windows help structure the space (one or even two per bedroom), as do load-bearing walls, ducts, and pillars — all essential elements that must be worked around.

  • Existing plumbing systems (water supply and drainage), which determine the location of future wet areas and should ideally be grouped to limit costs.

  • The owner’s vision, which is to offer “premium” rooms, each with its own private bathroom. This shifts the concept from standard flatsharing to high-end co-living.

  • Local regulations, including building rules, PAP and PAG, which define requirements such as parking spaces, ceiling height, window size, waste management areas, bathroom dimensions, etc.

  • Regulations on furnished rooms (law of December 20, 2019), which set standards for habitability, hygiene, and fire safety for both private rooms and common areas.


After several iterations of plans, discussions, and trade-offs, the project is now taking shape.

The former office space will be transformed into:

  • a shared kitchen

  • a laundry room with multiple washing machines

  • a separate 38 m² studio

  • 6 bedrooms, each with its own private bathroom

  • a living room

  • storage areas for cleaning equipment and household linen


The spaces have been designed for young professionals working in nearby business areas such as Cloche d’Or or Am Bann, as well as students from Esch-Belval, which is easily accessible by bus.


The new shared house is expected to be ready by September 2026.
